How to Time Buying and Selling a Home

11 October 2010

Searching for a new home but also have a home to sell? When do I put my current house on the market? Do I it put it up for sale before I find my new house? Or do I find a new house and then put it up for sale? I had a lot of questions and decided I needed a Realtor to help with the answers. I grew up in Wakefield, Ma and I wanted to move my family there. We were living in a smaller home in Cambridge. Wakefield has lovely neighborhoods and a superb school system. I called Sharon Seabury, the founder of Twin Pinnacle Realty. Sharon and her team at Wakefield Ma Real Estate are extremely familiar with both the Somerville and Wakefield Real Estate Markets. We started out with the basics and had the value of our home assessed. We made some required repairs and modifications and then put a “For Sale” sign on the front lawn! Sharon and her team took it from there. We discussed with Sharon the type of home we needed and how much we could afford to spend. Wakefield Ma Real Estate would send us listings for New Wakefield Homes for Sale each day. Sharon called us with the following listing: Updated and well maintained classic Colonial in incredibly convenient location.  This home is beaming with charm and character. Bright and cheery, this home has 4 bedrooms and 2 ½ baths and features hardwood floors, built-in china cabinet, updated bathrooms, irrigation, updated windows, newly tiled Kitchen floor, new Siltstone counters and freshly painted exterior. Fantastic finished lower level provides great additional living area. Wouldn’t it be great if the kids could walk to and from school? My family and I agreed that this sounded like the perfect Wakefield home! Sharon and I had been working so closely together that she knew this was the home we had been looking for. In fact, Sharon had already spoken with the seller’s agent. Luckily it was still available and there were no offers on the home at the present time. We looked at the home and knew that we wanted to put in an offer. Sharon’s team helped us with the next few steps. We negotiated a great deal with the seller of the Wakefield, Ma home. Sharon worked very hard to get both houses closed on time. And somehow the timing was perfect. I thank Wakefield, Ma Real Estate for making our dream home become a reality.

Three Facts About Looking for Apartments for Rent in New York City

09 October 2010

Getting ready to pursue your education at one of New York City’s many colleges, campuses, trade schools and arts programs? If so, then you’re probably excited to find a place to call your own and get moved in. In fact, you’ve probably already started looking into apartments for rent in New York City, and might even have a few in mind. But before you sign your lease, you’ll want to consider the following facts about living and renting in New York, and some ways to “beat the facts”.

Fact #1: In New York City, the average broker fee can range from one month’s rent, to 15% of the first year’s rent. This can end up being a huge amount of money, especially if you are on a tight budget. And what student isn’t, right?

Solution: One of the best ways to beat the broker fee is to sign up with a service that connects students and landlords of apartments for rent in New York City. The subscription cost for these companies are generally one time fees, and are significantly lower than an average broker’s fee. By connecting with landlords directly, you save money by cutting out the middle man (the broker).

Fact #2: There are five “boroughs” in New York City, and like any other city in the world, some are more expensive to live in that others. In addition, each has its own art, music, libraries, parks, night life, etc. If you aren’t familiar with New York, it can be hard knowing which neighborhoods are going to best suit your goals and lifestyle.

Solution: Since you are signing up with a no-broker fee apartment rental service anyway, and are paying the membership fee anyway, look for one with personal advisers. Excellent customer support from people who know New York City can be the best way to find apartments for rent in New York City that are in the exact type of neighborhood you are looking for.

Fact #3: Lots of landlords require proof of income and a credit check, but not all landlords ask for the same level of requirements. The key is finding the ones that offer great apartments without making you jump through hoops like a circus lion.

Solution: Open up your mind to all different areas of the city. You may have had your heart set on Manhattan, but what about Brooklyn? There you can find great apartments for rent in New York City (Brooklyn is still New York), with less stringent requirements. And guess what? Your personal adviser can likely help you with this too!

Boise Homes For Sale

27 September 2010

Real estate, like the boise ID homes for sale, is oftentimes a byword for many people looking for prime lots, permanent homes, houses for sale, and other sites for personal or business use. Whereas a legitimate term which includes the land for extensions put into it such as the buildings, gates or walls or lot along with the progressions and other additions to the location that cannot be moved or are fixed in location.

Real estate is often used to considered synonymous with real property or interchangeably which is also called realty, in contrast with personal property. In some situations, the term real estate pertains to the land and fixtures while real property refers to ownership of land and what goes with it including anything of a permanent nature such as structures like the building or the house itself, the trees that have been planted on it, valuable minerals that can be found on it, and the interest, benefits, and inherent rights on that property.

The term “real” means it is related to a thing, as distinguished from a person, in legal terminology. So that when the word is used in the law, it distinguishes between “real” property which is land and anything affixed to it and “personal” property which is everything else, like clothing, furniture, and money. The dissimilarity of the two words in perception between immovable property, which would transfer title along with the land, and movable property, which a person would retain title to. A Seller’s Need

22 September 2010

When selling your condominium it’s important to look into condo appraisals to make sure you’re getting the most out of your property. You’ll end up losing money by selling much under what you should sell for, which often happens because people don’t have any idea of the market value of their house since it increases over time is probably much more than the original value that they paid for or had developed for. An appraiser can cost you good deal of money, but they can also make you much more money by ensuring that you are selling at the correct price.

Every so often I hear someone tell me they didn’t look properly into condo appraisals before they went to sell their property. This can be a bad idea, since you have no idea what your property is actually worth unless you know how to do appraisals yourself, which is highly unlikely unless you are a real estate agent in which case you won’t be reading this post. So spend a little bit of money and invest the time in finding a good appraiser. You can click on the link in this post and it will actually direct you to great sources for condo appraisals and show you where you can find a good deal.

If you’re ever interested in purchasing a new home or condominium, condo appraisals are definitely the way to go as they can make sure you’re getting the best deal and not getting ripped off like many people do. The seller has to disclosed any thing wrong with the property before he sells it.
